The Land Buying Process

INTRODUCTION

We understand buying land can be both exciting and overwhelming. Here at Barhart Capital Properties we strive to make the process as efficient and transparent as possible. We currently offer two types of purchase options, Cash or Owner Financing. The following outlines what you can expect when choosing a purchase plan.


CASH

  1. Once you have chosen a property and paid the document fee, a Purchase Agreement will be signed electronically by both parties via DocuSign/SignNow.
  2. Once the contract is fully executed, the buyer will submit their payment. We currently accept check, cashier's check, and Zelle (bank to bank transfer).
  3. Once the payment has cleared, we will transfer the property to your name via a Full Warranty Deed.
  4. The deed will be recorded electronically with the county within 30 days of payment receipt and a copy will be mailed to you. 


OWNER FINANCING

  1. Once you have chosen a property and paid the document fee and down payment, a Purchase Agreement, Land Sale Contract, and Promissory Note will be signed electronically by both parties via DocuSign/SignNow.
  2. Once the 3 contracts are fully executed, the buyer will receive a link to set up monthly payments via our payment portal (GeekPay). There are no penalties for early payments. 
  3. Once the final payment is received, we will transfer the property to your name via a Full Warranty Deed . 
  4. The deed will be recorded electronically with the county within 30 days of last payment receipt and a copy will be mailed to you.
